Informed opportunism

We source undervalued assets, and plan and deliver commercial, sport and leisure-led development across the UK.

Approach

An investor's instinct with a development manager's rigour

We source, fund and deliver places to work, play and live.

We target undervalued or distressed assets that need speed, creativity and conviction. Every decision rests on thorough due diligence and years of delivering complex projects. Acting as both principal and partner, we make sure each scheme is ambitious and viable.

Principal

Opportunistic acquisitions

A portfolio built in key regional cities, where repositioning or refurbishment can unlock outsized returns.

Sport & leisure

Sport-led regeneration

Places to play as well as work, built around clubs and sports organisations that need a sustainable long-term future.

Renewal

New life for obsolete sites

Well-located assets that have outlived their use, reworked through change of use or redevelopment, keeping their character and embodied carbon where we can.

Principal

Development

Office. We buy well-located regional offices that have been poorly managed and need significant capital investment, often off-market or from owners facing distress, and reposition them as prime investments.

Residential. Through Cornerstone Land, we secure planning gain on sites with missed allocations, refused permissions or sub-optimal consents.

Capital

Funding

Primarily equity funded, we also work with trusted joint venture partners with distinct risk and return appetites.

We provide debt and equity to projects where we can take a project management role, and fund problem assets where our expertise can unlock value.

Sport-led regeneration has become his specialism. He leads the masterplan at Sixways Stadium, a viable mixed-use scheme that secures the long-term future of professional rugby in Worcester, and advises Wasps RFC on a new stadium and arena in Swanley, Kent.

A Chartered Surveyor whose career spans Hong Kong and Dubai, he previously led a £100m+ land acquisition for a plc housebuilder, prepared more than 50 disposals for the Metropolitan Police and advised on £300m of Housing Infrastructure Fund grants. He is also a co-owner of Cornerstone Land.

450 Argyle

Acquired off-market with AutumnHill

A city-centre office in Glasgow's International Financial Services District, bought swiftly from a family office facing difficulties. With gfive3 architects and Clansman Interiors, we are rebuilding the reception, washrooms and common parts, giving the building a warmer street presence and interiors that celebrate its exposed concrete and steel.

Sixways

Development and project manager for Worcester Warriors

A masterplan for the land around Sixways Stadium that secures professional sport in Worcester and diversifies income away from match days. We led it from vision and masterplan through planning, funding and early delivery.

The masterplan includes a new north stand with a viewing platform and fan zone, a medical and sports rehabilitation centre, an events and conference space, 115,000 sq ft of light industrial space, six covered padel courts, a coffee drive-thru, EV charging and a multi-storey car park with improved cycle links.

We negotiated consent with Worcestershire County Council, Sport England and the Environment Agency, and designed the phasing so the stadium stays fully operational throughout. The commercial framework combines forward funding, operator partnerships and revenue-share models, with each plot structured for flexible delivery.

Strategic advisor to the club

A new home for Wasps RFC: a stadium and arena complex with health, leisure, hotel and employment uses designed for year-round activity. We negotiated the land purchase from Swanley Town Council and promoted the site through the emerging Sevenoaks Local Plan.

Floorplates were stripped back and finished with carbon-neutral flooring, breathable low-impact paints, FSC-certified doors and motion-sensor LED lighting. Core areas and toilets were refurbished to hotel standard with biophilic wayfinding.

The former records room became end-of-journey facilities, with the largest provision of showers and cycle spaces per square foot in Newcastle, e-bike charging, a drying room and a bike maintenance station.

Tenants get triple-redundant connectivity, backed by UPS and generator, and a building app for access, room booking and visitor management.

Development manager for Cornerstone Land and Cheer Team

A canalside site beside the Grade I-listed St Barnabas Church, stalled for more than a decade. We redesigned the scheme and its planning strategy, then directed the appeal after a committee refusal, reframing the case around deliverability, public benefit and heritage.
